Check the pH of the water, the soil, and the drain. Your water might have to many chemicals and junk in it, I know our city adds something that binds to the chrlorine to prevent it from going bye-bye in open air. What type of soil is it in? From the outside?

Definitely. I would just cut off the bottom two for now though and leave the top until they get worse. Let the plant get as much light with those two as long as possible.
