I would`ve just given the tank a lick of paint and used it for compressed air storage :)
Everyone knows you cant leave hpa unattended for more than a few minutes at a time in case everything dies lol
Ahh, Atomizer! My hero has arrived. You wanna turn my smoker into a boring ol' air storage tank? How dare you!

So here's where I'm at with some $$ figures. I'm only responsible for the "grow", and have left things out in regards to building structure/electrical etc.. I've also left out things like pumps, trays, reservoirs, many others, surely. I might also add, that I'm not entirely sure how much nutrients I'll need, and even less sure of how much medium. With that said, here's what I've got.

Startup
*20,000 watts flower/520 SF - 1/4 of total capacity based on 3,000 SF Limit

Lighting:
(Flower only)
DE 1000w complete fixture $11,980.00
Lighting Controllers $798.00

Environment:

Dehumidifiers $1,950.00
Air Exchange Fans $800.00
Carbon Filter & Flanges $732.00
Circulation Fans $1,340.00
HVAC $ T.B.D.
PH/EC Monitoring $295.00
Wall Covering (white poly) $270.00

Veg/mother room

Lighting $2,950.00
Enviro $1,000.00
Cloning $600.00

Operating Costs

Electricity (monthly) $2,000-3,000.00

Nutrients (monthly) $1,800.00
Medium (Coco Coir) per 100 SF Compressed $800-1,200
Bulbs (yearly) $2,500.00

Why switch from what u know now?
Good question, man. I have been struggling with this. There are extra costs involved, and I just want to get this thing up & makin money. I have yet to feel out the investor, we'll meet next week. If I can convince him to let me do what want, I will still run 1 flower room coco, dtw so I have something to compare to. I am at a bit of a disadvantage in regards to scale. I've never done anything close to this big. Gonna be a learning experience, and I would like to limit the amount of wasted cash, even though it's not mine.

I have helped a friend in a situation almost identical to yours. The best way to go about it. Is make a monitized list of every single thing you need with an explanation for each cost. You get the equipment your comfortable with, what you know. If he says anything about being over budget, and there isn't anywhere to cut cost, you simply tell him doing this is one thing, doing it right is another. Your goin to have so much competition, that if your don't grow the best shit, they are not goin to get what they want for it wholesale.

Do it right the first time. Don't change what you know how to to do to cut cost. As an invester, I would be more inclined to spend the extra money to do it the way you know how than to risk u trying a new way to save cost, which could ultimately cost you the whole harvest. Just my opinion.

On the price of electricity, I'm basing this solely off legallyflying's guestamate of 4-5k for 60k. I think we're in the same region, and I have no idea. This is info that I don't really need to provide, but felt like I should take a stab at. I'm not on the hook for calculating a lot of these figures, and now that I think about it, perhaps I shouldn't. Could come back to haunt me later.

Funny you should mention sleep, I haven't been doing as much of it. By the evening when my wife gets home, she says I've been like a zombie, lol. Perhaps it's because I'm an aero guy, but hand watering is not an idea that sits well with me. I would like nothing more than to automate that process. Getting an equal amount of water to each site is challenging, and I don't like the idea of drip emitters for my situation. Something I'll be working on for sure. I dig everything your saying about renting, AC & sectioning off. All things I've been thinking about. Can you tell me if any of the grows you've seen were SOG? I visited a 250 light med grow, and they were just growing trees. It was a beautiful sight, but I thing SOG is more effective.

Oh, op will be north. I currently live somewhere in the middle.
cutting clones can be a full time job in a SOG operation...
