Making a commercial grow operation indoor

It seems your main questions is how much space to start with. You say you've been growing medical for a while, how much space do you have now? Unless you're doing stealth grows in closets and PC cases, can't you just take whatever your setup is now and expand it incrementally?

I don't think you should be looking at how big you can start, instead you should try and figure out how small you can start. Keep your costs, and risk, as low as possible until you get dialed in and have a model you can then replicate and expand to fill larger spaces.
This is good advice. It is tempting to go big but it is smarter to work your way up with some cushin money to back you up in case of unforseen financial issues.

I don't normally talk crap to people but I hate to say it if your trying to do some kind of commerical grow and your asking advice on a forum your setting yourself up for failure you will waste your money if you don't know what your doing, grow and setup what you can with that amount of money then with that yield you should be able to triple it and keep it rolling maybe even find someone local with advice as this isnt the advice you want

Yeah that's what I'm saying, some trying to go for the max and figure out what's in the budget and go from there, remember he needs at least a six month turn around time to even see ANY cash it will most likely go back to the intital investment and monthly costs which you need to remember your going to need at least six months to a year of money just for your RENT, ENERGY, WATER, HEAT/COOLING, because if something happens and you need extra cash or something fails like your AC then you better make sure you have a backup plan for your funds or a credit card because you could lose your entire grow in a matter of hours if your not careful and being it's so large you need to make sure you have monitoring systems for power outages, floods, light cycles are right and timers are working, backup plans incase of failure, and lots of money for wiring

just south of Portland Oregon they are renting horse stalls on craigslist for use as grow rooms or rent the whole horse barn, thats how far the wharehouse space crazy craze is going, everything that can be used is taken or its going for insane amounts of rent per square foot, and I have real doubts the OLCC who was given charge of implamenting measure 91 would ever go for a commercial grow in a residential home, when there are running dispensaries that are already growin in wharehouses locally that are chomping at the bit to be first in line for the limited number of rec legal lisences

All I know is there is going to be the biggest fucking wake up call in history when the olcc issues rec grow permits. All these clown town operations thinking they are going to get a permit are sadly sadly mistaken.

First question on the fork will probably be.. please provide your city commercial occupancy permit. I can see it now.. "dude, what's that?"

I live here in Oregon and if you do not have your space, be it warehouse or retail then your screwed, all of the big players have already secured property in advance, plus many owners will not allow put grows in their properties, legal to smoke and grow 4 plants, does not make it law that property owners have to follow, in fact many county and cities are outlawing commercial grows and sales on the local levels , Iwant you to succeed but your out played already by the big guns
I have been working on investors, and looks like I got one that may put up $250k, so I am now working on a bigger business plan.

I really don't like posting picture of anything for security issues. I never hit 3 lbs per light until I went with DE fixtures and bulbs. It definitely makes a world of difference.
If the 2 DEs I have .. Outperform the other lights I will make the switch after this run . I am skeptical on the spread yet . Because I'm trying to throw a pretty fat footprint

Yeah back to the original post... it may sound harsh and dick ish but the reality is, like someone already stated... if you have to ask about what it takes to start a commercial grow... then you are NOT ready for a commercial grow.

There are a TON of hidden costs and shit just racks up quickly. I thought we could do the whole build out for 70k. In the end, when tallying up receipts and including the rent during the down time, it was close to double that. Commercial cultivation is a great way to make money...but is also a great way to spend lots of money. Not trying to sound like some massive baller or anything but we spend $1,000 without even thinking. "Hey I bought more flower nutes and beneies" how much was that? "$900. Shit, we need another air con in flower B to deal with this heat wave... call Paul and set it up... 5k. Hey I paid the electric bill.. cool, how much.. $7,200. Hey we need another set of remote monitoring sensors for the veg rez... ok, how much.. $800.

THE real added bonus is that you will spend every waking moment worrying about your plants. You think you are stressed from making sure your 10 light harvest comes out? Try having $30,000 in rent and utilities riding on a harvest.

Thank god its dry as fuck right now as the price has bumped back up to 2k "grey market" and 22 for the dispensories.

Oh yeah, better save some money for self employment tax... kiss 30% good bye. The police here are totaly chill... the IRS.. those are the guys that can really fuck your shit up.

Best of luck to you, I have to spend the day trying to find a bank that will accept stacks of 20's all week long without reporting us.

You wouldn't be on this forum asking these questions if you were in the right position to start a warehouse grow, and that is the truth.

If I were genuinely trying to help you and give you advice, I'd say put this plan on the back burner or a year or two until you feel like you've nailed your set up, nutrient regiment, and run details and are extremely comfortable with the thought of managing multiple tables.

You don't need a commercial license to do that. Set up a small tent in a room, or better yet seal up a room, hang 3 1000watts over one table, install a mini split air conditioner, get a commercial dehumidifier, start getting experienced with controlling your environment. It will probably cost you 5-10grand.

Not on a big scale here...but we set up an existing 30x50 garage that had 10 foot ceilings.
building materials cost $4400.00 for framing and drywall and voltage.This made 2 12x12 rooms and 1 10x16 baby room.
lights and a/c etc. 3,000
pots nutes soil...$1200
electric bill...$2200.00 per month
Weedmaps truck..delivery advertisement $299.00 per month.
Sales average daily about $500 dollars.
We learned to use the power of the sun...lights are off now.

I think you are on the right track planning a shed set up/green house with black out and heat source and supt lighting for year round growing.
Not sure you can count on 2200 per unit tho?
We go out the door @1600 per unit
