I can only really speak about So Cal, but I can tell you that in So Cal the only beach area that you need to worry about flooding or earthquakes in is Malibu. We don't generally have floods in So Cal unless you're in the deserts, just crappy rain drivers. Most places in So Cal are earthquake safe. Most old building have been retrofitted and newer ones are built to handle the shaking. After a couple of years you'll sleep through them anyway. The earthquake danger is pretty over hyped. Really, the two worst things about So Cal are the traffic and the heat in summer.

One of the best things: Almost all bands play So Cal, whether L.A., O.C., or S.D. And no matter where you are, every venue is within driving distance.

i agree with if making a big move make it to a cool spot. i have between 150-200k to play with for a house, 230 would be my max, but honestly would like to get something under 180k just because i found some houses online for under 120k that are 3bedroom 2 bath and actually pretty good considering the price (gotta love foreclosures) as far as location, i personally dont know if the house is located in a good neighborhood or bad one, if theres alot of crime in the area, hickish, climate wise during the seasons, etc hence why im turning to you guys for the your 2cents on the area. i mean i can google whats a good city to move to in cali (which i did) but it will only give me the pros rather then the cons and if the cons outweigh the pros then i lose.
only concern about being close to the beach is flooding, and earthquakes. in CT the worse flood i ever had was up to my tires in a acura integra, no earthquakes, here in FL in june/july will be my first "hurricane season" experience, so also an area that isnt too affected by natural disasters, lol dont want to sound like a bit*h but dont want to buy a house then bam 2012 happen lol

edit : appricate the honesty about modesto, i saw on a map http://www.beachcalifornia.com/cities.html how it is close to the "deserts" and how it probably would be more hot then i would like it during summer, ill look into ocean beach. hows shasta county? was thinking about redding.
bro the cen valley is far from deserted.I love it here, traffic is nothing like so cal.The only thing I can say bad about cen valley is the smell of cow shit when you get in the 559 or 209 area code, but hey it's home to me when I smell that.

Shasta is very nice and the climate was great when I was out there, redding can be a cool area but lots of college students and I hear stuff about rippers for people who do outdoors

I am from Ventura Cali and its not to bad right by the beach but way cheaper and more laid back then la and only about 45 mins from la. Or u could go to Santa Barbra its pretty chill. IV Is crackin. Lots of med clubs in these areas as well. But I agree so cal kinda sucks but only if u lived there your whole life thats why I moved to nor cal and then Oregon haha hopefully il eventually make my way up to Canada.
i looked into Ventura Cali, and i seem to like it. might look further into that area now. IV? well i havent lived in a place romotely close to being considered SoCal, non the less Cali. lol FL is ok but i hear Cali is waaay more better and it has a plus, legal marijuana!!

thanks for letting me know about (old) buildings being retrofitted, i deff will have to ask that when looking for a house if it was built in the earlier years. it might be over hyped but then again what isnt now and days -_-. when i lived in CT and FL now a major/main highway is I95, what would be considered a major highway in SoCal? as for the heat, ill stay inside with ac blasting while :bigjoint:, that should take my mind off the heat lol. and yeah that would be fun the see all bands or any performance since it will be close by...thinking SoCal might be a top choice.

pros or cons in either? thank you but a little more info would be helpful as to why those two.

"home is where you make it" lol it would probably take me a while to get used to that smell since i consider myself a city boy, ha sad but true. this area in FL is becoming more city like and im miles away from farms.

ehh, as much as that sounds like a area i would like to go to, college students can be idiots! and rather "not shit where i sleep" and have them go on a joy ride ripping out my outdoor grow.

generally i would love to be in a place on the outskirts of say a major city where i can be in a relaxed/calm environment but still have things to do (like decent clubs, bars, places to mingle around, you know something fun to do to get out of the house) and then if i want to go out drive 20/30/60 mins to a major city when you go to really party (comparing to nyc, or miami)

ps :: THANK YOU EVERYONE for throwing your inputs on this. you are really helping me out

nothing compares to nyc. I love cali but LA and San Diego was a disapointment. I enjoy temecula more then I enjoy LA and im only like 10 minutes from it. If I need anything major I can drive to riverside. And our 5 bedroom 3 bathroom 4 car garage house only costs 1800 a month. Cant beat that shit with a stick...but i'll be moving to another city once our lease is up next year.

To be fair though, it does depend on where you were, and what you were looking for. I love Pasadena. It has everything I needed, everything is in biking distance and has some great restaurants and bars. Just a tad out of my price range unless I want an apartment or small house. I hated Norco. Horses and fat horse chicks. Ugh. :D

That's a good price for that large of a rental. What's your square footage?

the sq ft is like just under 3000. And I was expecting for LA to be a bit cleaner and was expecting everything to look nicer then it was. We checked out like hollywood blvd and the area around the beverly shopping center thing and then went up to were the observatory was and then also checked out venice beach. I'm sure if someone actually showed me the non touristy part of LA I may like it more. I just got used to the way NYC was...no matter where you went you were around everything.

We live in Ventura and LOVE IT!!! I have access to Los Angeles and The Valley without actually having to live there. There are houses in Port Hueneme and Oxnard in your price range. Your drive to the beach would be between 1 and 15 minutes. Weather is milder. This is the only area in what's still technically Southern California that I would live. If you want more rural, 2 hrs north you can get 10 acres for 50K...rolling hills with oaks!

why are people saying san bernardino sucks?
Because it does. (Specifically the City of SB, not the county)

Mostly low income areas, not a lot to do as far as entertainment, dreary and bland.

dk420, Major highways (freeways in so cal) are all of them! The 5, 10, 405, 101, 210, 15, 60 and 605 are our big artery type freeways.

yeah its all high desert to.. ima be moving to s.b. county thats why i ask
The county has many nice areas. I am new to the Inland Empire having lived further west here in so cal all my life. I can tell you that SB county is not MMJ friendly, but they don't have much control of the cities, only the unincorporated parts of the county. The most stable area real estate wise is the Rancho Cucamonga area. Some of the high desert area are nice, if you like that kind of climate. I have friends that live in the high desert (Victorville area) and they love it. Too hot for me, though. The southern part of the county is not high desert, BTW.

The thing about So Cal, is that since it's so big and spread out it's hard to say that any part is bad or good. Most cities have both.

And hey, I do hope this info helps all of you planning on moving here. I hope that when I finally make my move north people will help me, too. :) (good karma and all that)

I mean that in the recent round of raids by the DEA that were initiated by the county, only the shops in the unincorporated areas were affected. Those within incorporated city limits like Fontana were generally safe.
