hi

to those that do not know i am making the move to legal ..........i know grow room design pretty well ....but i have not worked on this scale


ok under the law we have to file for permits and all so i been doing the work on it

i can have a 1250 sg ft area indoor before i cross into the larger tax bracket so i am thinking something like this

strait up 50 feet short of the limit ..........lay down a pad build this up and then spray foam the inside sealing it up and insulating it (make a floating wall in front of the garage door for winter time )

see if i go with mini splits to handle the area use LED or cobs and have a co2 burner hooked into a 500 gallon propain tank (the spray foam a better door in and using poly wrap over the garage door sealing it off can allow me to do this) .....and still use the door to bring in and out items if i want at harvest or start up

got to go soil or they are going to kill me on water rights .....the LEDs or Cobs will keep the power cost lower but give me the power and all for a good crop

the mini splits and all the lighting can be moved to a larger area and this 1200 sq ft be used for anything else later including drying with the sealed up nature of the area (protecting the crop will be very easy ....plus enough room to do few hundred lbs if u use a tier rack system system and using a 10 feet )...giant humidor for curing

what do u guys think .......in planing stage

i could do a little bigger one and then section it off ....it could let me do a a exchange venting and skip the co2 burners and mini split .........super hot days just have some window shakers in the wall section off the grow part and leave the garage door open to vent the heat it makes out so the room is cooled for less money in the energy bill

yes i am thinking about solar but that is a few grows in setting it up right ......no more jerry rigging and replacing bits

getting super high is easy

getting super high and going zip lining is freaky...120 feet up and the trees sway ....instance snapped sober for about 3 mins then back to super stoner
the shilo inn is not a bad hotel chain at the beach ....prez suite rocks ...they mix strong drinks ...video poker is lose
the oregon coast is freaky aug and the water is colder then shit ....in maryland the beach is packed with ppl sun up sun down there i sawl 20 ppl total in 2 days

i met a ginger wetback .....a actual red headed Mexican

the weed market out there is so open it not even funny ........i will force then to do better and to cycle the strains they have no more keeping the same genetics going in shops for 2 years

the black market sales i learned to do has more then equipped me to be a bud broker and make money by just buying from grows traveling 100 miles and selling to a shop that has not seen that strain yet

i also learned i am willing to walk a mile in the drizzling rain super stoned to get a steak at 3 am but i am not willing to walk back so hire a cap or call uber

i also learned the cops out there are few and far between compared to here i live now .......the whole time there i sawl 12 cops covered more then 1000 miles driving when i got home i sawl 20 cops the sec i stopped out of the air port door ......on the upper lvl and lower lvl of bwi red and blues flashing cop cars blocking off whole lines of traffic


i also lost all fear of flying .........in first class i sat next to a full blown turban wearing muslin ( we are talking head wrap a shirt pull over shirt thing with linen cloth wrapped around lower part as pants and underwear in sandles ) .......i have never had so many ppl watching me for so many hours .....i used up 8 candies that is about 500 mgs of active thc .....the guy was cool he was old and decent but him next to me it was the funniest and freakiest shit u can think about

amish ass me next to a older deep desert muslin .....i so wanted to get him high .....but i am cool with flying nothing could be freakier then that

I heard something about a cap on the number of grow permits issued.
nope they are taken it all

just have to be zoned right or have to fallow a speical set of rules

the real bitch is the water rights ........to do hydro cost way more then soil i still have to run numbers to figure out if it is worth it in this market

but right now it is looking like a soil cycle system .......big invest in getting soil then just reaugment it cook it let it rest and reuse it
 
that place has a huge menu, it doesn't look economy. did u have steak or fish or you ate there twice?

7 hours before i ate at the shilo inn lounge ....that is where i got the greasy tiny small fish for like 22 bucks .....they wanted 35 bucks for a 12 oz steak ( i won in video poker under 100 but more then i spent at the lounge so broke even)

Fk those prices. That's one thing I like about the midwest, the cost of living is among lowest in the country.
 
When are you going to decide if you're def moving out there? Next spring or what? gonna buy or rent ?

as soon as mother fucking possible i am out of this state this house this room ......i only came back to deal with final bits and to finish off the plants i had in my cycle

i am buying in with a partner .........nice lady out in oregon .......throwing money in to get nice piece of land with a house or 2 houses (put a 2nd one up i am cool in a 1000 sqft house ranch for 60k)

between the insurance and the bonds stocks coins and all that i will have more then enough to do half of 200k strip of land .....drop 60 to 80 k on the set up 20k on the forming of the corp trade marking the name and logo filing for permits

right now i have to make a choice my older brother and i both own this house i am in .........they were talking about trading me houses .......i get the townhouse they are in now and they take over this house and land ......that way i can sink 30k into the town house rehab and rent the place out for 1800-2200 a month using that as legal income in the bank and backing for a loan (house in my name paied off before 38 not bad) .....the house and land value is about 60k different between the houses

I'd recc each of you get the places appraised. If u think the number is off get a second appraisal.
 
townhouse has association dues which are a pita if it became vacant for awhile. If your bro can't cash u out, consider just liquidating to keep things simple.

Newport is a huge tourist attraction. With Ripleys Believe it or not and The Wax Museum and also The Oregon Coast Aquarium. The Boardwalk there has some great food too. You can dine on the water with the big green steel bridge in view. Vacationed there many times.
 
SO basically every thing to do with growing will have to be in this 1200 sq feet? no extra area's anywhere else?

Does it count if say you have other area's in the house? or if you have a section of the 1200 sq ft that is not used?

I might think about if they manipulated the laws...or changed them to less sq ft.
