House Appraiser a problem??

So my room mate failed to tell me a house appraiser is coming by today, my closet is completely set up for grow, should I be worried?

If you have live plants yeah. It's also a commonly used excuse for a properly owner to get a peek inside the dwelling. You all renting?
 
You didn't think of this ....? go rent a U-Haul trailer, borrow a friends car or use your own to store everything in the trunk, not 18yo what you doing here?
 
Speaking as an appraiser, yes, you should be worried. My clients expect a picture of every room. I don't typically open closet doors unless it leads to the attic access. Its possible the homeowner hired the appraiser for nefarious purposes but appraisers specialize in value. If it doesn't potentially effect the value of the property, an appraiser should ignore it.

Appraisers aren't supposed to touch personal property. Maybe stack up a bunch of stuff in front of the closet. Don't make it look like you're trying to hide damage tho. That will draw the appraiser's attention.
 
Well, I own the house, I do not rent, so it's not an issue of the property owner, we are in the process of refy'ing the house for lower rates, (quick claiming to get an old room mate off the deed). So it's specifically a value perspective.
 
Call the appraiser and reschedule. Say you are sick or some shit.
Why would you go in on buying a house with a room mate anyway? They never workout.
Fuck room mates.
 
On a refi, the appraiser should be done in 10-15 minutes. But you still should be worried. There is at least 1 lender that sent a message to its appraisers to specifically report mj grows. As the homeowner, you are subject to asset forfeiture. If the house is forfeited, the lender loses big.

Its a bunch of bs but it is what it is.
 
YES! Now you need to kill both your roommate and the appraiser.

I know it sounds drastic but don't take any risks. I'm sure the guilt of these terrible deeds will pass in a decade or two.

Do you own a pig farm by any chance?
 
I'd throw a small hinged lock on the closet door and lock it. They more than likely wont have the nerve to question you and if they do, make up something stupid. Its better than a growroom being seen.
 
Or you could kill them. Jeez, you try and give some people advice but will they take it?

If the like button worked you would be swayed by my suggestion.
 
Update; House appraiser was held up by other stuff, didn't come by today, gave me time to tear everything down for a day, have a temp setup so my babies aren't stressed too much. Only thing is there's a giant hole in the ceiling from where the exhaust duct goes from my carbon filter, hopefully it doesn't rouse any suspicions.
