Grow op/design/set up

Ive got 10Gs saved up and been waiting for the right time to start a grow op im still in college but i found a sick property in the country only about 30mins from my campus, its pretty secluded and on almost 20 acres. Its got electric, water, a pretty big pole barn, trees surrounding the property and a nice long private driveway in, anyway this place is foreclosed on and is really cheap. Could this be the perfect place to set a shop?

would 5Gs be enough to cover the downpayment and then the other 5 would need to be enough to cover electric/water/house payments until harvest time, i work parttime so id still have money coming in but i wouldnt want to miss any bills or payments that would lead to q's and people coming around

Anyway throw some ideas around and let me know what you think, if im totally nuts let me know, but try n be somewhat constructive

Scaling up from a small grow is not easy. Judging by your questions, you have little to zero cultivation experience. How do you plant to cover that part of the equation?

I usually don't respond to similar threads, but I did this time in hopes of making a general point. Take a look at CL in any (legal) municipality and you'll see mounds of grow equipment being sold by folks who had dreams of big dollars just months before. This is not easy. Sure, anyone can grow something. Once you do this as a job and treat it like a business, growing something doesn't pay the bills. Not when you have to compete. Good luck.

If you haven't grown before, learn small. If you don't have the cash to pay the mortgage without weed income, forget about it. And as a relatively old guy, get your degree and keep your record clean! Don't fuck up your future getting busted for mass cultivation and distributing. Find a way to grow a few to keep you supplied. I aced college and grad school high all the time and it paid off.

ive done a few small time grows but nothing indoors, the questions im asking are more so related to the idea of buying a property in bumfuck nowhere "because I'm 20 and havent done anything like this yet" so thats why i wanted to ask some qs and get a feel for weather or not this was feasible.

unlike alot of ppl my age ive done a lot already i ran a business from the ground up and was able to have continued growth every year even though that doesnt directly relate to this endeavor it says alot about who i am and the determination i have.
 
even without the extra income I've got a lot saved up and if i was able to swing a good deal on a low interest mortgage the payments wouldn't be a problem. I guess i wasnt very clear with my initial post but i wouldnt want something that would attract the attention of the cops, but since im already in college and this shit is everywhere i cant help but think of the $ to be made. i wouldnt want to overdo the op id have the plants limited so if i do get busted the # of plants would be under 60 and thats a less serious punishment
 
so , you want to be a drug dealer. My advice is to finish college and take your money and degree and open a hydro store . Don't sell anything illegal. Just sell hydro supplies to other people and make bank with no reason to get sent to prison. Take my word for it ...... night life in prison is a bummer.
 
Either you want to work 40 hours a week for middle class college grad life, or you don't, not hard decision. Don't half ass it trying to grow in a city to strangers though, this would be hard to do in a close knit community of buyers. I have close relative who did that all through 90s among other things which probably sold at higher profits then any marijuana, 50 now doesn't do it as heavy as before but pulling more money then my ma who is a nurse and making 70k a year, lol.

Its very hard lifestyle, and pretty hard to pull off. He ended up going to jail for 8 years for kidnapping some 40 year old child moslestor and threatening to castrate him but police had caught him before hand. The type of people you have to associate with to deal is probably going to bring you out of the comfort zone of people you associate with.

im not talkin bout 40hrs/week here itd be a small type gig thatll give me some extra green and some extra cash lol
 
$ aint in the hydro store plus thatd be a boring ass 9/5 job who wants to be stuck with that? id rather be doing something i like when i want and seeing what i can do with my own two hands!
 
I'm sure you can figure out what the bills are going to be estimated at for monthly living expenses, I'm sure it all depends on your location as well. Some living expenses for basic utilities and taxes are varying based on location/state ect, I wasn't sure if you were asking if you had enough money or is it a good idea, or how to avoid cops Lol...dont know but good luck either way I'm sure you got everything you need to figure out the estimated costs at your fingertips.

Lighting and kwh usage, smells/odors, maintainence workers, and other obvious concerns. Realistically if you just need a lil extra cash on side, I don't think you'll need 50 plants going, I think posession with intent to distribute is the same anyway, I would have assumed it was felony regardless, nor do I think you could sell that safely so yeah keep it on a side thing, finish college if you can without any problems.

Wanting an area that discreet seemed to imply you wanted a bigger grow op then a side thing, a side thing well managed with secure room and odor control could go without notice, I'm sure plenty people pull it off if they have proper air quality control and their own apartment/room, at some threshold it would be un-doable obviously, I don't know what quantity of plants your talking? 5? 30? lol.... under 60 is somewhat vague, but if you got resources you can probably try what you want to anyway regardless of our opinions, just try to think things through thoroughly before jumping into something deep.

Buying property is usually a good investment. It certainly is now. I'd probably just build a couple rooms inside the pole barn and rock it out. But, I wouldn't do it until you have grow experience. Buy a 4x8 tent and a couple lights. Learn with that for a year while you study how to run a larger grow.
 
There is about a 0% chance of you getting a mortgage.

You're a student with no income. You have, at most, very little credit history, if any at all.

You have little down payment.

You have no other real assets to show them.

They're not giving you a loan.
 
well good thing ive got a job and been smart enough to have a well established credit history, $0 debt, never missed a credit card payment and that there are many options still on the table...ie. seller financing, fanie may loans, assests in the form of stocks, vehicles, an atv, snowmobile, and did i forget to mention that before i went to college i ran a business from the ground up for 5 yrs and happen to have an excellent credit score, but thanks for the valuable input deephouser.... if you have any other comments please feel free to keep them to yourself.
 
Your monthly gross income and yearly expenses will determine what kinda loan you would beable to convince the lender to give you.
 
You do seem like a smart dude with an awesome entreprenueurial spirit. You also remind me of myself decades ago, which means you are a hard headed. It seems like you came here expecting support on the idea which you have thought out well from a business plan perspective. But that'snot what you are getting because there are many of us who have seen first hand what ablack market brings. There are many risks that can really hurt your future and I know too many friends who had that happen.

Legalization is coming thanks to decades of work on it. Wait for it and then throw your entrepreneurial spirit behind it.

I've got a few questions but many what would be a good cover for why I need to purchase the property? what type of income would i need to qualify and where would be a good place to start looking for the best mortgage (lowest interest rate, easy to deal with, fewest questions asked), if for some reason i didnt qualify to buy this place would renting a warehouse or other shop type building be worth the risk? and i really appreciate your help!
