Hi my friends , before the market crush in 2007 i was a house flipper , i am thinking about going back since the market start going up again , any one maybe doing house flipping right now or have past experiences , if u did share your story lol :D , For those who don't know what house flipping is , simply is flipping properties for coin lol :D , there is few ways of doing that , most common is rehabbing , but u have also wholesaling technique but that is more tricky , bud for 2 to 8 hours of work u can make 10k+ , one of my friends was doing just that and i gotta sey he was banking great on those . Anyways , so if u r house flipper share your story , or if u simply have questions about topic i will try to answer them to the best of my knowledge.:)

Do you resell the house through a realtor? Where geographically do you think this is profitable? I ask because I live in the lake country of the upper midwest and while there are a ton of properties for sale..I dont see many being bought. Peace

Hey No Clue , cool avatar lol :D, I am in CT so that is east coast , ok first of all let me hit on realtor subject , good realtor make u money great realtor make u money and make ur life easier , if u working with great realtor he will know the market like the back of his hand , he or she will tell u what part of ur state there is an increase of sells and by how many percent is the increase , and what type of properties , witch is here in CT up to 200 000 u can sell redone house fairly quickly , but a great realtor is wort a ton , so ur realtor would have to stay on a top of what u r hitting for , and i would use realtor to sell the house because in my experience house sell without the realtor is taking a lot longer to sell , with realtor u have better exposure bottom line , me personally when i was flipping before the market crush i ALWAYS use a realtor , but now i am in the middle of getting my own realtor license , so i would have access to MLS myself lol , and that realtor what i was using previously he is a broker right now so i will work under him so i will still get his wisdom for way cheaper lol, CT realtor license is set up that when u take a state license test u have to show them paper that u have lets call him a sponsor , witch is basically saying thhat u have someone to hire u after u pass ur test. Remember rule of thumb when u flipping houses ,....... U MAKE UR MONEY WHEN U BUY!!!!!!!!..... because if u buy smart u have enough of the gap between the price u bought and the ARV ( after repair market value) that gap is enough to pay all fees and remodeling plus making ur profit . If u have more questions hit me up i will gladly help u out , and to touch on what u said that there is a lot of houses around u for sale ,my advice is have realtor check for what is selling in what price range around u , because let sey that around u good sells from last 3 months are houses up to 150k, 1200 SqFt, 3 bedrooms, 1and a half bath , there this is what are u looking for in the desired areas remember simple rule of supply and demand , if people r looking for it just give it to them :) , and trust me deals r all over the place , u just have to look for them , and get to know the market that u want to work in , Myself i was working all over CT if there was money to be made i was there but to cover the whole state took me practice to get to know different markets, because here we have some getto areas and we have a rich areas where houses are going for few mills . I could write a book about flipping lol hehehehe :D but i wish u luck , this is very lucrative and rewarding way of making $ , but in a lot of cases it is like a gambling so keep head on ur shoulders when u make ur decisions. Thanks Hulk .I have to think about this. I work in the remodeling end of houses and am pretty comfortable where I'm at but curious. I am guessing if I could do my own improvements and painting there might be a benefit?
