Sac is a good choice for locale(easy access to coast and mountains), weed friendly(getting further North), college night-life(Sac State), and reasonable rent.
If possible the best is too purchase right now not rent. We are looking at picking up some rental props for just that reason. 3bed 2 bath homes = 75-150k= under 600 mortgage or rental for 1200.

God damn Sacramento is a piece of shit. You shouldn't encourage people from out of state to move there - will give them a really flawed view of California. Basically stick to the coast unless you want to rub shoulders with the Northern California growers in which case you can move into the Northern Foothills - Basically Chico and up. Coastal cities are LA, San Diego, Santa Cruz, San Fransisco, Berkley, Oakland, Fort Bragg... Don't get stuck anywhere in the Central Valley like Sacramento, Stockton, Modesto, Fresno and the like - these are all way too hot, a lot of crime, meth, and full of Hispanic gangs.

Hell, the MAJORITY of this states a piece of shit. If not for my family, I'd be outta here in a heartbeat. I lived in Nevada for a couple years. It wasn't perfect, but was definitely a step in the right direction.
