A/C question in new building

My new grow space will be approximately 20x20x8 with 3 or 4 rooms(a workroom,a veg room,and either one large or 2 small flower rooms)and im trying to determine the best way to cool/heat it,temps in this area run 100+ in summer and into the 30s at night in winter.With a mini split id have to have 4 different cooling heads so that seems expensive,would i be better off with a regular A/C unit?say a five ton?flower room(s)will be approx 4k(possibly 2 rooms at 4k but they would be on a flip flop) and veg will be t5s.Im trying to determine proper unit size and approximate cost and id like to stay as energy efficient as possible.

Purchase a used air conditioning unit that they used in old appartments. I'm pretty sure you can buy one for 200$ for less and it should cover about 800sq feet

I dont think that will work for me as i need to be able to cool 4 different rooms with 2 of them needing to be completely dark at different times.
