pollinating hybrids

Hi all. I'm new to this, and I bought a book on growing... I was looking into autoflowering types w/ short grow times (so no clones I'm assuming) so I planned on pollinating my first plant so I had a supply of seeds. My question is the book I have said that future generations grown from seed will lose their "hybrid vigour" just wondering if that is true.... and why? I don't really have the space for clones. Also, just wondering if anyone can suggest strains. I need something small and stealthy (i.e. not too much smell either). Id only grow one or two plants, but I live in a apartment building so.. I was looking at some of the lowlife strains (auto blueberry etc...) but it seems like they are sold out.
