Landlord Inspection

So i got the dreaded call that my landlord will be stopping by to do an inspection. I am a michigan med card holder.

I was in the process of moving out already. I have ZERO plants/stalks/stems/ etc etc in the house due to being in the middle of shutting down and moving, all my lights/reservoirs/pots/etc etc etc are already gone. Although I still have not taken my filter box apart or my timers that are wired to the electric box.

I am really nervous about the whole situation, he s gonna be like "what is this giant carbon filter for." Why are there timers on the wall??"

Can't you throw that stuff into your car or something? If he knows you're moving out I don't think he'll care but you don't have to answer any questions.

Is this landlord a relative or something? your legal, there are no plants and you're already in the process of moving, if you plan to remove the filter and the timers and return everything as you found it...he should feel lucky that you even answer his questions with "dont worry about it, it'll be gone when I am". Personally if I was asked those questions I'd answer with a question of my own "what business of yours is it?"

Maybe I am just getting a little paranoid. If he does try and call the police can they really do anything when there is not a speck of marijuana in the house? I just have to think worst case scenario.

The only thing he could do is issue you an eviction notice. Not sure about MI but it would either be a 30 day or 72 hour notice. If you get one, you fight it and the process gets played out over some time. Renters do have rights, just not the right to violate Federal Law no matter what state you are in.

Personally I don't think he would have a case. At most you would be guilty of intending to grow but since you are moving out, that wouldn't hold water either. At most, you're Landlord will realize that you did grow in his house and how he takes it would determine whether or not you could use him as a reference in the future. The local cops aren't going to care one bit.

you will be fine, i was a landlord for over 5 years (medium to large communities) he will be more interested in things that will cost him money to fix not the random things you still have in your place. especially if they have other inspections to do, he will be in and out so quick you wont be sure he came at all.

chico is spot on. Your paranoia (which is a valid and essential survival tool, don't discard it entirely, just move beyond it) is interfering with your ability to see the important shit.

Think economic perspective of an owner when preparing your place for inspection. If you're really still paranoid. Just get some cardboard boxes and toss everything in and even mislabel it if you like. You can repack later. cleanliness is you biggest concern aside from actual damage to property (mounting screw holes etc.) which you should attend with paint and plaster etc. although you might call the landlord prior to inspection and ask him about painting because a lot of the time they repaint before every re-rental anyway.

Some landlords resort to water-boarding. It isn't pretty.

I held out for days and days until they inserted a multi-meter into my starfish. I sang like a canary.

I grow cactus in my window sill now.

I was broken.

Chico nailed it, I've been threw 3 inspections in my apartment in the last few years. Each time, I never collapsed the grow fully. I took the plants away and just put all my equipment neatly in a corner.
They just wanna make sure that they will not be liable for anything and/or kick out a bad tenant before he/she causes more damage. If you have been a good tenant to that landlord(paying rent on time, no drama) It should go fairly quick, less then 5 minutes.

Once I grew in my closet next to my hot water tank, I will never do that again - Cause usually for an inspection (I am personally talking about a Fiscal inspections and not a lease clearing inspection) they want to check out equipment (if your house/apt is furnished) for the next years budget, or a landlord wants to make sure your abiding by his rules and not trashing his property.

With landlords , I would see bribery before a cop call.

Also paranoia, along with what he said above - Is a good trait. Just put that shit off in a corner, the landlord should not be snooping, and will be escorted by you I hope.
As I would not wanna give any suspicion of anything, I wouldn't tie my head around it.
