How to protect friend who owns grow house

So, a buddy of mine owns several houses and one has been empty for awhile, so he has agreed to let me use one of them to grow as long as he "can't get fucked if I get caught." Now this guy is a good friend of mine so my question is: If he's renting this place to me and we have a lease, can he get in any trouble if I got busted? I mean obviously my 1st priority is to not get busted, but if the worst happens, can he be protected? I don't have much to lose. He does though and I would feel awful if something happend. Can the landlord get fucked if they have no connection to the grow other than owning the house?

If they can prove that he was aware then yes he can definately get screwed.. Technicalities and extent will depend on specific laws to the jurisdiction..

OK, so does anyone have any suggestions on something that could be put into a lease that could help protect him? Something like: During rental period landlord will not access the house in any way whatsoever unless at the request of the renter?
This is really happening, and I'm pumped to get started, but I want to be able to give him some reassurance first. Actually he's not that worried anymore after seeing how stealthy my old closet grow was, but an air-tight lease would help me sleep a lil better at night.

There is nothing you can put in lease to help him. If you get caught all he has to do is plead ignorance and he will get off scott free no questions asked. If cops took down landlords then we would be hearing about it. Iv never heard of a land lord getting charged with cultivation along with a tenant. Ur friend is in the clear so grow away!!

well two things, first of all they would have to tie him into the grow, either bust him in posession or prove he knew which would be IMPOSSIBLE if you firmly denied is culpabilty, second, the house would have to be almost paid for in this market the cops dont want any house they cant make a profit on and regardless of what people think,
if your property is siezed they have to sastisfy the loan holder so only if the house is owned outright or almost paid off would they even worry about that

BOTTOM line and this is from a cop directly, without YOUR direct testimony or the landlord busted in posession or selling the product theres no way the prosecuter would consder taking your landlord to trial over YOUR grow operation!!!!

use a fortified door and lock and do it in a room without a bathroom or any aircondition components or electrical breaker panels just incase something goes wrong and plumber or electrician or ac guy has to come out!!! good luck bro!!

no problemo, take some photos of your setup..... Also, you can get away with CFLS for veggin and seedlings and clones but i have seen first hand the difference in cfl and HPS for flowering and there is no comparison, TIGHT ASS BUD with hps

stays relevant.
All he has to do is say that he was not aware of anything going on at the residence. He simply rented it to you to keep it filled and you agreed that you would maintain the property for a discounted rent ;)

Yeah awesome... right....
Like the others I would think it would both be fine if you both make sure you have a story where he is completly oblivious to anything your doing there.

That depends on what facts come out in court.. Remember the truth is what a jury believes.. Oblivious or not, if they can link the two of you together as friends from before the fact, its going to look like collusion..

so what, you rent your house to a friend, you have no idea what he is doing there. it won't make a difference because your friend was growing in the rented property instead of a complete stranger.

That is certainly tragic, but I read about a kid who died playing high school football. No body thinks kids shouldn't play football. Accidents happen, and sometimes children are hurt or even killed. My heart goes out to that family, I don't even want to imagine what they're going through. I don't own any guns, and I'm not a big gun fan. But to say that kids shouldn't shoot guns is like saying they shouldn't play football or go boating or climb trees. You can't keep you kids in their room wrapped in bubblewrap.
