HELP! Need good excuses

I having my house refinanced, and I have a appriaser coming by to take a look at my house. I have my room in a small closet in my liviing room. Im afriad he will ask to looking inside to see how big it is. What kind of excuse can I give him so I dont have to open the door? Im a Financial Advisor, so Im thinking of telling him its locked client files. What suggestions do you guys have?

have the dimensions ready ahead of time. Just tell him you have your personables in there and lock it! no other excuse needed.....i have had many people ask why this one door is locked....i tell them this and they go away.

I would put a lock on it some how. If he asks about it, tell him its just a closet that you keep important stuff in. Hopefully the light is not leaking out of it while he is there. :weed:

ALright, thanks guys. That makes me more comfortable having you guys say it also. I already have a lock on it, so I should be good. I have no problem with light leaks fortuatly. Though I actually went into the room to unplug the big exhaust fan while the lights were still off, so theres less noise. Hope a 10 second light leak wont do anything to my plants.

will this work for an entire room as well?? as long as i have the dimensions for it ready??
I actually was growing at the same time i tried to sell my house...I KNOW not smart BUT tons of people came in and looked around and noticed nothing...BUT mine was under stairs and no need to look under there. I would think if you stated the rooms dimensions and whats in it...(drywall,paneling,carpet etc.....) there would be NO NEED to have to look at it....they COMP house all the time and dont even look in them....just square footage, these are just people...dont look guilty and nothing to worry about....NOW if you can borrow a big mean dog or RECORD a large dog being aggressive you could put that in there and use that as an excuse :fire:

I actually am a Mortgage specialist and have encountered this a couple of times. Like everyone said, just lock the closet, tell the appraiser (which he probably will not ask to see it to begin with) that you have personal private belongings in there, heck you can even say that you have a crazy cat in there and can not let it loose, and you should be ok. Most of the time they dont want to see inside the closet, they just want to see that you have an actual closet door (bedrooms require closets to be considered a legal bedroom in the banks eyes)

Also if you ever encounter issues with the loan, please dont hesitate to contact me with any questions.

I just wanted to let everyone know that that the appraiser came through. No problems at all. I just said that the closet was 3x3, and that I used it for client files, no questions asked. Thanks guys :)

so if hypothetically speaking a bed room was being used as a grow room that as long as the dimensions of the room were given and some gaurd dogs were kept in there to deter the appraiser the grow room would be safe correct?? or since the appraiser cant confirm the door on the closet in the room would it be just considered a room and thusly taking 1 bedroom away from the house in the banks eyes?? just curious ya know... bongsmilie

not sure about the second part BUT i know as long as info is in his hand, he wont care. you could also take a picture of this room with the info on it and hand that to him...i am sure it will make his time spent easier and quicker.

ummm........ a picture is not takeable at this time LOL ill just throw my dogs in there and tell him what i have and the dimensions.... im sure it'll be fine.. and if not oh well.. ill deal with it... hypothetically that is... bongsmilie

I thought I would give some info on this. I am a certified appraiser. Every state has there own rules, so some info may not be different in your state. Most appraisers will not check closets, crawl spaces or attics. FHA inspection are more detailed. If you don't let them into a room, they should not count the room or the square footage. That will affect your value. Most appraisers will have to see the all of the home. Due to the amount of mortgage fraud if someone doesn't let me into a room I don't do the report. Saying you have dogs in the room is not a good idea. I tell them "i'll go outside please put the dogs into another room". Most appraisers will know how long it will take to inspect your home. When you schedule an appointment tell them I need to know what time you will be there and how long it will take (you have to go back to work). You could put the plants in closets and cover them or in your car. They won't be there for long. In 15 years I come across 3 grow rooms and I have never said anything nor would any of the other appraisers I know. I wish I could remember who those 3 people were now that my first grow is 10 days into flowering lol.......

yeah, tell him it's locked, personal things, private, clients files etc, so long as you can give him some dimensions, then that'll most likely suffice. i mean i had a flat check searching for damage etc, and i just stated that my cab, also a built in feature, so technically they have a right to look in it, was temporailiy full of all my smoking kit, personal effects and such, so i'd rather they left that alone, worked well :)

haha hopefully you wont have a few stoned puppies after keeping them with you babies. i know dogs like to eat chocolate but would the plants be tempting for them?

actually my Beagle loves the taste of the leaves....I have to watch him closely when he is in their with me. lol
