Building a new grow room

I am going to be moving in with my gf some time in the next 6 months. I am going to move my grow from my house to the basement in her (our) house. Currently I am running lights with cool tubes and using 1 4x4 tent for veg, and 2 4x4 tents for flower.

I plan to do a sealed room in the basement with co2. This will be a semi permanent set up so I am going to do it up right. Should I build custom sized sealed rooms, or stick with the tents?

I would just go with the tent myself

How many lights do you want to run? I have always built rooms.
