My landlord is coming tomorrow -- plants are staying right here

So, my landlord called yesterday as said that they wanna come tomorrow to take a look at the yard and fix a broken fence. I have two grow tents (flower and veg) in a storage room in the house. I'm a legal medical patient in the eyes of my county and state. My landlords seem pretty cool, and possible stoners or at least ex-stoners.

My plan is to do nothing regarding moving/hiding the plants aside from keeping the storage room closed. They might wanna go in there to look around, but have no real reason. If they ask what the tents are I'll tell them it's for medical marijuana and produce my paperwork.

Am I crazy? Wish me luck!

My landlord showed up out of the blue (illegally) to investigate my greenhouse - showed her my paperwork and told her I would call the police next time she trespassed (actually mandatory for medi gardens in my area) and that was it. Depends on where you live though as some counties require you notify your landlord and secure permission. As long as they do not and you are legal and following all local laws then there is nothing they can really do.

I'm actually more worried that they might be concerned about any potential fire risks using HID lamps is enclosed spaces, because there was a fire in this house in the past.

I know they can't do much legally, but sometimes landlords make up reasons to make life difficult for you. I think the reality is sometimes they are scared to fuck with you when you have paperwork due to potential legal recourse against them.

Anyway, spending the day cleaning the rest of the house. A tidy house makes landlords happy.

They want to look at the yard and a broken fence. That is what they told you. That is all they have the legal right to do. They don't even have the right to be in your house, given what they told you. Don't worry about it. Do you have a lock on the storage doorknob? Lock that shit just in case.

If they say they want to have a look around in side, tell them you didn't think they needed to come inside and it's a mess and you're not comfortable having people inside while it's messy. They really can't do anything, save for give you notice and come back tomorrow. I doubt they'll do that if you play your cards right, though. According to most rental agreements, they have to give you 24 hours notice before entering your premise. And it should be written, too.

These are $40... I'd recommend grabbing one both for personal peace of mind as well as landlord piece of mind. Can be found at most hydro stores and some home depots.

Also, very cool video. I hadn't seen one in action yet. That is very reassuring, it took a good long while for the heat level to exceed it's limits... always wondered about shit like that... wouldn't want it going off without a real fire...

Amen to that. I have mine over my electrical in an attic - I'm expecting 130+ temps up there during the summer.

I tend to move a lot and in my travels have faced this a few times and I advise you to never give up any rights no matter how chill they appear. You would be shocked. Just Say No. Harassment sucks and if you are month to month you legally could be booted in 60 days max.

CA's Fair Housing website has great info on Renter's rights - Everyone should check it out renter's have a lot more rights than most think

Well, there's no lock on the storage room, but there is a table kind of in the way from easily opening the door. I really kind of have to let them in without appearing suspicious. They want to work in the back yard, and I guess I could tell them to go around, but I'd rather be chill and invite them in. As long as they don't go in the storage room, everything should be fine. Afterall, I'm legal and I feel like I should be able to feel free in my rights.

Thanks for that video gastanker. I've been thinking about getting one of those actually. I think that will be next on my list of purchases.
 
Don't let them in,I work in property management and you just need to allow them to do what they asked to do nothing more nothing less,in my state we are required to give a minimum 24 hours written notice that must be documented(we do it by photo) personally I would not be concerned because they are there to do outside work so for no reason do they need to be in the house.

it depends on the rental agreement. Every landlord can write up their own agreement and if you sign it then you agree to whatever terms they implemented. Worst they can do is give you a 30 day notice and you have to shop for a new place.

Why would they even want to look into the Storage Room? Just let em in, Play it cool, and I highly doubt that they will say anything about going in there. You'll be good bro.

If the police just commented positively on how clean and high-tech my grow is, what can a landlord do? You're a licensed patient with a legal right to produce your own medicine in your own home. If they express concerns about the lights, tell them that you have things technically secured to safeguard against accidents (and I'm just assuming you do). And if such a conversation should take place, always stress how vital the meds are to your condition. If you pay your electic bill, there is NOTHING they can do to you legally about burning powerful lights in your home.

Unless there is a "commit no federal crime" clause in the contract... It all really depends on the individual situation.

I too however have had the local PD over to see my grow with no hassle.

Seriously dude, it's not like they can't walk around. They'd probably feel more awkward going in your house unnecessarily if they weren't planning to... I can understand wanting to play it cool, but you do not need to invite them in to present that attitude. It's not like it's the dead of winter or anything. I would just assume they can find their way to whatever work needs to be done in the back and leave it at that... sort of a "oh, hey, you're here, okay. I'll be inside watching tv, knock if you need me" and that is it.

I think you're right. My wife hates it when people come in with their shoes on anyway, so I can just blame her.

98% sure you won't even have to explain it. Think about it this way: everyone's wife hates that, not just yours... and these guys know that... they're repairmen with dirty boots most likely, so they won't even be expecting to come inside in the first place. :0]

Yep, that is why I would keep it under wraps even if you're legal.

i would just invite a girl over and if they knock tell them u have company and are busy
