Growing in cold/storage room?

So there's this storage room connected to my bedroom by a small door in the new condo I just moved into (in the basement, first floor is also mine).

It seems just too perfect to grow in, was thinking of putting a 2x2 or 3x3 tent in there for my first grow ever; but there's a few things I'd like to know before I spend any money.

I've been told by a friend that cold rooms are too humid and can cause mold or mildew so avoid growing in them.This was used more as a storage than cold room before I moved in, but it's essentially the same as it's under the front porch and has little insulation (and is also a bit dirty). If I clean it up and insulate it some more could it solve some of these problems?

What if I don't insulate it since it might help with high tent temps during the winter months when I plan on growing? It gets very cold around here so I could have it exhaust in the room so it wouldn't be too cold or too hot. Of course it might be a problem at lights off if it gets too cold, so i could get a heater for that.

What do you guys think? It would really suck not being able to grow in there; any info on the matter is appreciated. Here's some more pics:

First, go to Walmart and buy a temp/rh meter and leave it in the room and see what it says. That will answer your humidity question. Second, if you have a tent you can control humidity a lot easier although I doubt it will be an issue. As for temps, are you going to growing soon or wait for winter? I would be more concerned about heat at the moment if your starting before winter. However, when it comes to winter you can get a small heater for night. Your lights should keep the room warm during day and heater will do at night. Insulation is a good idea if you are able to do it right.

Are you planning on dirt or hydro? Is there electrical in there?
 
Insulate with rigid foam on the walls and ceiling, if its always cold just exhaust the heat from the lights into the room to keep it warm could even add a Y duct and a couple backdraft units so you can choose where to exhaust to either outside or into the room. with that size space i wouldnt even go with a tent if you insulate with the rigid foam panels it will stay cleaner and it would essentially be a big tent, 600w-1000w hid would be good for that size area. if you dont have outlets in there grab a flashlight kill the breaker for the room, cut the line about a foot away from the light and splice in a second wire to a new outlet its very easy and quick to do. Thanks for all the replies; yeah it does seem like it would make a lot of sense to use the room itself instead of a tent, how would you exhaust if doing it that way though? Would having a filter and a fan at the top of the room with ducting going down to a hole I'd bust in the wall of my room under my bed work?
 
If your carbon filter is working properly ( ie scrubbing the smell ), then just exhaust back into your living quarters and benefit from the heat !!!
