I'm having a hard time finding land for commercial cultivation mostly because I can't find a good source of what counties are allowing commercial grows. I've bene going through a few counties sites and then pouring through pages of ordinances. Seems like theres a better way to do it.
Any advice?

Don't would be my best advice. I hope you're doing it for fun and not to make yourself rich. I'm sensing you haven't really grown much if you don't know any laws/ordinances before trying to become a "commercial" grower.

The state you are in may have a webpage with listed counties who are accepting commercial grow permits. I would start there.

Actually I'm a very experienced grower... just in illegal states.
The state I'm in and all around me are illegal, I'm thinking about moving to a legal state to make a claim kinda lol. I'm not looking to get rich quick and I have some commercial growing experience with legal crops.
Dont assume I don't know what I'm doing, I've been doing it for awhile and have been doing an ungodly amount of research. I was just wondering if theres anyone with some advice to find the county and city ordinances a little easier than pouring over each counties website...

The green gold rush will make lots of folks rich, but not many of them will be growers. Sell pots, ferts, soil, etc etc, to the growers. You can go home at night and not stress about falling prices and staggering over supplies. Not to mention all that government regulation. That would be an added joy, I'm sure.

But if you must move and grow in a legal state, ask Goggle where most of the grows are now, then make some phone calls to Clerks of Court in those counties. They will answer your questions.
There are people who have lived in those states for years trying to do exactly what he is and can't. Not to mention the amount of money and time it takes to do it....even if all that goes perfect then comes the actual growing part. Then an outlet for the crops. Then the price of your flowers if they don't stand out way above the rest. I've seen way more lose their ass and end up in trouble than I have make it. I do know one rich guy from it. He was literally the first guy in and grows amazing flowers.

This is the only way you will find out if what you want to do is possible unless you get a paralegal or lawyer on retainer to do it for you.

You will also need to come up with some SIZABLE capital investment. Including money for monthly leasing of a space. Typically you will want something with HIGH ceilings and a capable HVAC system, updated electrical and municipal water connection. From there you will need either get licanced or permitting to install and operate equipment. Most States that are legal require Indoor or sight unseen operations. Most states DO NOT allow for property loss insurance underwriting for grow operation business. You will be required to submit to fire martial inspections and be up to date on the local fire code.

Good luck getting a loan for start up.

You most likely will need to get private investment. There are a number of publicly traded "canna" infrastructure businesses. Many of which I have already invested in. Canada is about to explode on the publicly traded business market.. These would be your best bet for acquiring funding or venture capital start-up.

Oregon and Colorado are pretty much closed off to outsiders, Good luck navigating California laws and permitting requirements. Nevada would probably be your best best. Although, there are a number of other States that will become full legal soon. As soon as full legal at federal level, get ready for HUGH stock market booms.

Everyone is waiting.

OP, If you can come to NW Florida {or SE Alabama or SW GA} and grow a couple three hundred acres of tomatoes for a few years, and not go bankrupt then you might have a chance. But that would still be way easier, as the tomato market is pretty predictable. {and no political bullshit to deal with. Just farm stuff.}

I have a friend in the tropical plant business. They already have greenhouses, a trained work force, a state wide shipping network {they sell world wide, but run their own trucks in Florida} and are well connected with the GOP in Tallahassee. When they looked into growing under the new Florida Medical laws, they quickly decided it was not worth the cash outlay. It would just take too long to make back your investment, and as fast as laws are changing, they might not ever get the chance.

The growing had nothing to do with it. They employ master growers from around the world. It was all dollars and cents.

Yeah I see my mistake was not putting the state I was thinking about moving to.
So with newer states legalizing medical or rec its a big issue because the legislators are fighting it. I'm thinking about moving to one of the states that are already legal, mostly looking at Cali or Oregon.

Just cause I would like to stake a claim does not mean I plan on getting rich quick. I know how much time and money it takes to get it up and running I know the hard work it takes. And yes I have done A LOT of research but its not as easy you may think it is to find out exactly what county does what...
for example... I found a county that was perfectly in the middle of a couple big cities, with reasonable land prices and lots of it. But after exhausting reading etc etc. I found that county changed their regulations to a minimum of 10 acres for the smallest license ( that doesn't make since because the smallest license could fit on a half acre, I wouldn't want to but still), then another county allows it but they recently changed it to being only indoor, which is bs.
The last county I stumbled upon is everything I'm looking for, out door, only requiring 25 ft off property lines and a 7 ft fence but that county is mostly covered in national forest so even if I owned the land I can't have a cultivation business in a national forest.
You see I have done my research, I'm not looking to get rich quick. I love growing cannabis I feel it in my bones. I love it more than smoking it but I love that a lot anyway. I am medically retired and I have some $$ squirreled away so I thought instead waiting in a state thats prob never going to go legal then go to a state that I like and try to get in the business enjoy what I do and have fun. AGAIN in no way do I think its going to be easy, do I think its going to be doable yes is there a risk well no shit Sherlock.

I appreciate the google advice, I have tried that. Unfortunately there are so many sites saying something is this but when you look at the counties site its completely different or changed recently. So for the first time ever in doing research I stoped using google. I was hoping for some insight/tips/or advice from some ppl who are in the business or are close to it.
I'll just go from county to county in Cali and Oregon to find what I'm looking for.

Thanks I appreciate it, I do have decent capital Id say around 100k at the moment, as far as indoors goes I'm not looking for that, maybe down the road but not now. My experience is with greenhouses so I want to stick with that.
Ive actually been waiting for about 3-4 yrs hoping that a state will come legal closer to see that would fit with what I'm wanting to do, I recently looked into Oklahoma but they kinda shot that to shit. Its not over for them by a long shot but still nothing to do for now.
I'll just be on the hunt until then, thanks

Far northern California is where you want to look. There are many places for rent or lease. prices range from 5,000-25,000 a season. Lots of outdoor wayyyyyy in cuts. If you get in with those people, there are many routes you could take out there.

Yeah for sure NorCal is where I want to be not because of Humboldt or Mendocino counties but because its a much more beautiful country up there..
I've been looking a little up that way, only seen lots that are $100k to buy and nothing for rent. But I will keep looking, thats the real bad part about not living in the state, no connections at all and hard to get a feel for the local realty

I have friends who grow for a living in Oregon. Only one of them is mostly legal, the rest are still mostly black market. The growing is just a small part of it now. They have to make clones, fill carts, squish flowers or whatever else will make a buck. The price of top shelf flowers has done a nose dive. Everyone of them but the legal one are just barely keeping their heads above water. And he has about a dozen irons in the fire. These are guys who have grown weed for a living for the last 15-20 years. They didn't forget everything they knew, the price just went to hell. and now there are fees for every little thing having to do with your grow. The joke is that pot is the new zucchini. You can't give it away.

It's too late to think about growing there for any monetary gain. Since you have a few bucks, move to a small farm and grow a few plants for yourself. Put that 100K in mutual funds. Nothing takes the fun out of a hobby like turning it into a job.

I know some folks who were able to buy land in NorCal. Their first year was pretty rocky getting up and running where there was no infrastructure, but they made it though in one piece {with the help of some more established friends}. Not a great crop, but not terrible. This year they had some trouble with employees. Not sure how it turned out, but two bad years in a row is not easy to overcome. Banks don't really care about bad luck, and if they can't pay the loan, they will lose two years of labor, all greenhouses and other equipment they put into it, plus the down payment.

And most of those people have known each other most of their lives. Not sure an outsider is going to join the club without some sort of introduction.
