Well there are a lot of Coco Mixes that come with perlite already in them, perhaps that was the bag you saw and not pure perlite? Bags of pure perlite tend to feel crunchy to the touch.

Over watered has always looked like this with my plant. I dont see the leaf droop in your photos that typically comes with over watering.

Im a Noob, so I could be totally wrong here, but that does not look like over watering to me, that looks like Nutrient lockout due to pH issue or Either too much of some nute or too little. Wish i could be more help.
