Well, it's now official, I live in a Barrio. 3 houses down accros the street, last night they murdered someone. On the way out of my Cul-de-sak this morning, there was the plastic tape blocking off the yard. The last people that lived in that house were a pair of cops, man and wife. They got a divorce (In Vegas, if you are a resident, you can go to court and get a divorce in a single day, the end) and the wife kept the house and rented it out to, you guessed it, latinos. Last night there was a big drunken party and Bang bang bang, here come the cops. Now I'm a happy camper. This was a nice neighborhood at one time, it's those rentals that fuck the place up

Sorry bout that Med. That sux. But, its probably the beginning. You're in bubble land. Gonna be like this for a few years. But, Vegas will come back, bigger and better. Very vibrant city. Just keep your nose clean, and if your credit is good, start looking for another place. Probably a lot of opportunity out there.

DAMN it! I feel for ya bro! I paid an extra 40k or so to live in my neighborhood becuz they guaranteed owner occupied. Well 1/3 of my neigbors have either sold, short sell, or forclosed. the new owners are renting these homes out now, and guess what, we went for almost 2 years without seeing a cop in or neighborhood, now it's a DAILY occurance.

The apartment complex I used to live at had three drive-by shootings and a hostage situation during the single year I lived there. The hostage situation was this wanted felon living at his girlfriends place and the warrants got tracked to him there so he took the girl's 4 year old hostage with a shotgun when the police arrived. The apartments were like a townhouse, there was an upstairs and his place with directly in front of mine. The police made everyone clear out but we stayed inside and went upstairs to watch the whole thing front row seat.

The dude barricaded himself inside with crap in front of the door and windows but we could see him upstairs. SWAT came by and all the guy wanted from negotiations was a pack of cigarettes which was delivered by a remote control robot who broke through the glass and offered to him on the second story. Shortly after came the flash bang and they hauled his ass outside without incident.

My buddy filmed it all and got a bunch of pictures which he sent to all the news stations and got some money out of it, if his laptop was around I'd throw some pics up.

The ghetto sucks, I suppose the best you could do is harass them out of that house with the neighborhood behind you. They only rent the place so it probably wouldn't be to difficult, besides the cop's ex-wife should kick them out regardless. Send a complaint.

Its those damned greedy real estate agents. They rent the houses out to gang-bangers to drive the prices of the houses down, then the greedy bastards buy all the properties up at bargain prices. After that, they drive the prices back up through devious marketing techniques, then sell them all off, reaping humongous profits. bongsmilie

WoW Vi, Don't be so quick to bash all Real Estate agents! My wife is an agent and she in no way practices such methods. If you want to blame someone for our current crisis, blame the Lenders and the Liars that bought w/ stated incomes. These loans were never CHECKED. If I had walked in to a lender and said I make 200k a year they wouldn't even check. I live in the central valley of California, and not to sound racist but the majority is low income "mostly farm workers" hispanics. I personaly know at least 10 people that work in the fields living "buying. or now being forclosed on" in 1/5 million dollar homes. Do you or anyone else think they could realy make the payments? The Government knew this was going on, but did not, or would not interfere until it collapsed. Now, my wife has been doing new home sales for about 5 years, and she would come home daily with a story about how someone who clearly didn't qualify for a loan, being given one or two loans.

IMO it was the LENDERS "who are getting off scott free" and the Liars!!!!!!!!!

Don't panic! I made that post as a jab for Med who is always blaming real estate agents for the ills of the world. Everything I said, has been said by Med.

I've been in the RE business for many years .... like LOTS of years. My best to your wife. :)

I hate rental houses. My neighborhood used to be filled with sweet polite elderly people, now they've slowly been dying and the houses are being sold and turned into rentals. I want to live in the country with no neighbors. The heinous kids are the worst. Remember back in the day when parents used to pay attention to their kids and actually tell them "no you can't do that. "

I remember those days, miss ... and even before those days. :lol:

It used to be that homes stayed in families for generations. The grand child rode his/her tricycle on the very same sidewalk that the grand parents rode theirs on. Back then, houses weren't built for "flipping."

Just a thought: Some of the "rental problem" can be blamed on the federal government and our tax system. In order to keep home sales high, they have provided substantial write-offs on rental properties. A FAIR tax would go a long ways toward keeping our neighborhoods in good repair.

Vi, I know you are jesting, but there is a semblance of truth to your post. The real estate agents cannot be held blameless. They play the housing market like the stock market, they are in on the buy and the short (Sale), so either way they make money. They can be as unscroupulous as they want and are never held accountable. Geeze, how do you sleep at night.

When I bought my house, I didn't feel screwed over at all. I think Everyone involved was pleased with the outcome.

I suppose you are right.................damn I already had him field dressed and hung out to dry, but .....I'm pretty sure he and his "ilk" are responsible for the Bubble. When a 30 year old tract house goes for a million bucks, there is something rotten in Denmark. Now I understand it is human nature to try and make as much as you can, but nothing has kept up with the price of houses. It's all those poor fools that bought homes in the last 5 years or so that are losing their asses. I can just hear it now.............. "Comps are running a bit above what they were last year, the 650K homes are now in the 700K range mr. Jones, I believe we can safely list your home in the high 700s, shall we say 785,000 then, and come down 10-20K if we have to. I doubt if we'll have a problem selling it".Goes off in private to masturbate, "let's see, 3% of 785K =23,550.00, Boy, I am a crook, Stroke-stroke~LOL~".

Again, its not the real estate agents who drive the prices up, its supply and demand. What seller, in his/her right mind, would sell a home UNDER market unless there were extenuating circumstances?

When Government agencies are pressuring lenders to lend money to unqualified borrowers, even with 125% financing, it puts upward pressure on prices because there are to many buyers for existing inventory. Right now, we have just the opposite happening ... there is to much inventory, and to few buyers, and as a result real estate prices have dropped through the floor.

Maybe you can explain what real estate agents have to do with this. All we do is match willing buyers with willing sellers and guide the transaction through to a smooth closing so neither the buyer or seller end up in litigation. Do we make a commission for this? Hell yeah. Should we work for nothing? Hell no.

Are there unscrupulous real estate agents out there? Yes ... but very few, and they don't last in the business. The real estate business is pretty much self policing. When a crook is found out, no one shows his/her listings. If an agent has to sell all his/her listings on their own ... they quickly go out of business because the most valuable sales tool we have is the cooperative Multiple Listing Service.

Most agents build a business based upon honest dealings and excellent service to their clients because client referrals and repeat business is the way to last over the long-haul in this, or any business. Crooks don't last ... they are drummed out of the business even before the "officials" step in.

And miss ... your assertion that "MOST real estate agents are slimey mouth breathers," simply is not true. If you actually knew what was required of a successful agent, your jaw would hit the floor. Many enter the business, most are gone within a year.

Remember when a neighborhood was a place to live and not die as it is now... back in the day if you did shit wrong, by the time you got your ass home all the neighbors had called your place and ratted you out to the parents...... now some punk ass gang banger would kill a rat neighbor.. People are growing up next door to people they don't even talk to or know for years..... sad state of affairs.... :wall:
