Selling my.home while still running my grow tent

How difficult do u guys think it would be to sell a home with a grow tent still set up and running in the garage. The only change I have made is by adding two breakers to the box.

Your going to have surveyors round mate and they want to look everywhere lol the loft everywhere! Plus your gonna have people viewing and they might want to look in the garage. I would take it down if it were me but it’s on you

If he is growing legally, then why take it down? Do you think someone who likes the house won't buy it because the previous owner grow weed there?

Now if it isn't legal then why even ask the question, of course it has to come down!

Even if legal or not. The inspector may list it and the buyers may not be cool with it.
Perceptions, like OMG it's a drug house, Hazmat, etc are alive an well.
Just because those of us that believe MJ should be totally legal and should hold no stigma.
There are still tons of buyers/people that may think differently.

Maby. If its in a legal state it may sell faster if they know it already has wireing for a grow space

Thoroughly Read the Listing Contract you will be signing with your agent.

Then come back and let us know! ..Unless you choose to sell private, that would be a different scenario.

Agree. It really depends on a lot of variable. Are you legal? How serious are you about selling?

I suppose if its a big tent, you could close it up and tell them you're storing your Harley in there. They may or may not notice. Inspectors on the other hand pick up on every detail and will notice the extra breakers, exhaust, etc

If it were me, I would tear it down...especially if you're in an area like mine where every other house is for sale. No point in losing a potential buyer over some plants.

Good luck either way. I hope the sale goes swift and smooth

if they are flush with cash they are maybe rightwing

and assciate weed as meth and the smells that go with it

if you are legal and perhaps selling to poor peeps

it would be seen as a plus

but indeed this is rare

...remove tent conceal gear

good luck

I had the same problem, except I was growing in a greenhouse.

I wasn't so much worried about a prospective buyer not wanting to actually buy the house, but with having potentionally dozens of buyers over, I was always worried about the assholes that would snoop around then later have a story to tell, eg.

"Man....today me and the old lady went to look at houses today, went to one where there was this greenhouse with all this bud growing in it!" (Man #2) " ooh really, and exactly where was this house with the greenhouse? " Word would then get around until some douchebags that dont give a fuck acted on it, seems like everyone's got a "cousin" thats up for a smash and grab.

Take it down legal or not. Having it may invite unwanted attention.

Make sure the agent knows about the extra wiring (that's a selling point to lots of buyers not just growers).

Remember to de clutter the home and then de clutter it again. GL with the sale.

I remember going to an open house where there were probably 6 or 7 groups of people wandering around the house and property. The sellers agent was there to answer questions, but most people were just looking around completely unsupervised.

I went to look at their upstairs bedroom, which was coverted from a attic to a living space, and it looked like a college students room. Anyhow, when I went up, there was a group of 3 women that was literally going through the dresser drawers.

I looked at my agent that I had met there and was like WTF??!! He said it was a relatively common occurrence for people to do that. I asked the hell does the contents of someones drawers have to do with the house?

I told him I never wanted more than one group of people in my house at a time, and never ever unsupervised. I told him if he saw someone going through my personal belongings, throw them the hell out. Wanting a commission, im sure he wouldn't say shit.

I told him I was going to alternate naked selfies with closeups of my sack on the top of my clothes in one drawer, with the next drawer having one of the womans "toys" on top of that.
I'd give them something interesting to look at!
The point being, if you have a tent in your garage, it's a foregone conclusion that someoe will go through it.
Better safe than sorry.

Legal, or not, thoughts/fears prospective buyers might have;

Are you moving because of issues you’ve had with neighbors/law enforcement/etc.? Nobody wants to step into “stigma House”.

Maybe you haven’t had issues... yet. What if someone that knows about your grow decides to break in to rob “You”, after new owners have settled in?

How might “past transgressions” effect their children?

Will there be issues down the road that got passed appraisers/inspectors? Mold in the walls, damage to the panel/electrical, residual carcinogens from pesticide/fungicide use?

Those a little more “savvy” might question;

Was there any “dumping” of excess water/nutrient mixes, or “medium” on the property? These could contain synthetic pgr’s (eg; Paclobutrizol), or “pests” (eg; Root Aphids). I was planning on planting a vegetable garden and fruit trues, hmm.

Maybe he’s moving due to an “insurmountable” russet/broad might infestation? This could ruin my “Grow room” plans.

The only possible “Plus” here (and this is really reaching) is “maybe this stoner stashed a bunch of money in the attic, or buried it in the yard, and forgot about it”. However, anyone banking on that is probably not in the position to buy a home, so highly unlikely.

If I had knowledge of “prior grow”, there is absolutely zero possibility of an offer.
