I don't live in CA. But I have 20 Acres by Portola, Quincey, Truckee. This land has 2 Springs and 2 very old wooden water tanks and a power line on the corner of the land. It has been in the family for over 70 years and I have been paying taxes on it. You can see the Feather river and has million dollar view and a lot of old growth forests . I was wondering if this land would be valuable for someone that's interested in leasing it for their needs. I don't ever see myself moving to CA. Because of work.

Smokecat, I am not sure what would be a fair cost. This land is very magical! I went to take a look at it a few years ago. There is a main HWY that snakes around the mountains and this land is at the base easy access. I did have some hunters that were interested leasing a year ago but never did. Kathy

If you lease it to growers I would clear an area that you wanted someone to grow on versus letting someone else decide where they are going to grow. I've heard you can lease an area that size for 10-20K for the season, maybe even more.

Thank you, with me living out of state I will have to find someone that can help me. Do you know much about that part of Ca. This area seems to be a laid back small community. This land has no neighbors by it.

I am familiar with the area, I live about an hour or so west. Based on your description of the property I wouldn't/couldn't lease it. It sounds f-ing beautiful. I love the Feather River and if it has views of it it has to be nice. I would hate to see someone trash it. Plus, you don't want to be a distant landlord and not be able to actually see your property. I own a parcel directly adjacent to the parcel I live on and have considered leasing it, but the only access to it is through the one I live in.

If you really are interested in leasing it I would say get as much out of the renters as you can, that would make it worth your while to do it. I would also recommend talking to someone familiar with property leasing or at least research the hell out of it on the internet and come up with a rock solid contract that spells out everything you expect the leasee to do. Though I wouldn't necessarily specify that weed growing was going to take place, obviously, that could put you in a sticky situation.

Thank you, I think I will just select cut it and replant.
