Looking for new residence in SE Michigan

Im currently to buy a cheap house/trailer/manufactured home in SE Michigan but my budget is pretty low at about 6K CASH for a down payment BUT i have no credit since I've chosen to opt out of the legal slavery trade that most of you know as "the workforce" and i CERTAINLY want nothing to do with any financial institutions if possible.

I'm wide open to renting from an mmj friendly landlord but as considering i am a MMMPCG for a living, i obviously have no proof of employment (which is why i was initially looking to go for the buy route) Anybody have any tips, advice, or leads for me? Any ideas on how to find a mmj friendly landlord who wouldn't mind me doing temporary modifications to the home (running new circuitry for my equipment, cutting vent holes into drywall, and stuff like that)? Or maybe a lead on purchasing a home that fits inside of my budget, while also being structurally sound? Im not too worried about the condition inside, so long as the place doesnt have a leaky roof, huge holes in the side of the building. I only plan on living there part time, and i will be leaving part time at my current home, so it doesnt have to really be in excellent living condition. Oh, and i also have a little bit of cash set aside for any neccessary repairs and such.

Ive spent the last few weeks searching listings in Detroit since there are plenty of affordable homes for sale there but it seems im about 5-10K shy of what I'd need to rehab one of these cheap 3000-5000 dollar homes. Im open to pretty much anything in a 40-50 mile radius of Detroit.

buy a detroit house at auction in september, many can be had for as little as 500 dollars. While i would t be completely happy with people buying house in my city just for growing, it is better than them being abandoned.

Im in the same boat. If you have a friend who owns their own business, have them draft up an employment letter. It's what I'm doing.
Usually landlords and/or any type if financier is going to require pay stubs as proof of employment. Last 3 months worth or something like that. Have you been able to rent before just using a letter from your employer? I suppose it would depend on the landlord, and how motivated he is to rent his property...but right now it's not a renters market. Tons of folks damaged their credit and foreclosed on homes during the recent recession, so landlords can be pretty picky considering how many people are looking to rent.

It's definitely a buyers market. Way more homes available than there are people that are credit worthy. If you can pay cash for a home there are great deals to be had!

Again, it's up to the landlord. Some landlords may ask for your 2015 tax return to verify your claims. You would have a difficult time getting approved for financing if you're paid cash. Mortgage companies used to offer stated income financing where there wasn't much burden of proof for income, but since the housing crash they've really buckled down and make you document everything.

If you can show cash receipts for your current rental home to prove that you make your monthly payments on time that would help too.

I actually put a cash offer in on a house with a Detroit house flipping company and they called earlier today to tell me my offer was accepted, and my offer was almost 30% less than what it was listed at. There are no back taxes owed but there is a $3,000 water bill attached to the property, but the water company said they will reconnect the water if i put 10% of the past due amount down and the remaining 2700 would be split into 24 monthly payments on top of whatever my normal water usage would be.

The nearest neighbor is 5 lots down. There are 2 vacant lots on each side of the property that i would have the option to buy for 100$ each in the not too distant future, and then there are about 8 empty lots directly across the street. Im talking about ground zero for Mr. Duggans housing demolition scandal. Just two years ago, all those empty lots had abandoned/rubble pile houses and they tore down like 8 houses over the last year on that corner. I reckon the house im looking at only made it through unscathed is because its in decent condition still, aside from the busted out windows and such from previous squatters. It stands out big time since the nearest house is about 30 or 40 yards away about halfway down the street lol (which is very appealing since theres no chance for nosey neighbors to stick their noses in my business) but i REALLY like the isolation since i cant stand the way people act around here. People screaming and yelling and fighting at all hours of the night, hoodlum traffic coming and going from nearby dope (heroin, crack, etc.) houses during all hours of the night, it drives me crazy how people around here behave. But the prospect of owning a 5 lot strip of property on the corner of the block is VERY appealing.

BUT

I got in contact with an ex neighbor of mine who has an empty rental house that needs ZERO work (the ghetto house needs quite a few relatively expensive repairs like water heater, furnace is really old, a couple windows, etc.) and he would be willing to put it in writing that he is aware of what i would be doing there and document that he has given me his permission so im protected from the fabled swift MMMP grow surprise landlord discovery eviction. Its a much smaller place but it has plenty enough room for 2 x 4kW flower rooms and a 2kW veg room, AND a laundry room i could use for a nutrient mixing and transplant area. Its just about perfect to grow in BUT, the place is in a rather yuppie fancier neighborhood in Dearborn and its totally surrounded by houses that are occupied by your typical suburban families, and that i do not like. Also, theres one less bedroom so i would have to sleep in the living room on the couch or futon or whatever i decide.

Im pretty torn between the two options now. I have an appointment scheduled with the realtor to sign the paperwork for the ghetto house and get the keys next week on Wednesday. I told the owner of the rental that i will let him know my decision by Tuesday, so at least i have the holiday weekend to stew it over and form a choice. Wish me luck!

I own my current home in Detroit 100% free and clear, and the house im thinking about buying is less than a half mile away....BONUS! lol

@silusbotwin I happen to know someone selling their house in south warren just a few blocks north of 8 mile for $20k half tempted to pull the trigger myself but pm if you're interested and I can try to get some info for you
I appreciate the thought, but thats well out of my budget and id prefer to stay south of 8 Mile if ya know what i mean lol. I stay away from Oakland County as much as i possibly can. I CERTAINLY wouldn't run a grow op there even though im totally legit with the state.

I have til Tuesday to decide on either a rental in Dearborn with permission to grow, in writing from the landlord

or

Buying the ghetto house in Detroit in a ghetto neighborhood

Both places fit the legal location requirements (minimum distance from schools, churches, etc.)

Ended up getting the ghetto house, and im glad i did. Its in much better condition than i originally thought. Im going to be spending the next few weeks working my dink into the dirt to get it rehabbed a bit. Keep an eye out for a new grow journal from me real soon ;)
