I hear you, but even one still in the package needs to be shipped. And that particular building is not complete, still needs end framing/walls.
I know what you mean. Shipping isn't that bad depends on weight and how many pallets it's on. I see the end walls not being ther as an opportunity rather then a problem. Add on that extra 2-300 sq ft you want. $36k new or $12k never used? Seems like an ecomomical way to go about it. Plus owning your own land is the bonus. No landlord. You don't want a land lord. Fuck that noise.

I think, in a new area the cops would be on ya, if they knew.
they prob know most 10k shows going in their areas. anything under that would be waisting your time. your not legal, go for it, cause your taking a risk.

Taking a look at Kirk Tousaws case history, it seems if you have or had a MMAR or the medical need for marijuana worst case is 12 month conditional discharge with a criminal record for 1 year.

FYI i believe Tousaws fees are about 1,100$ a month when they responded to my email early 2015.
