No drain to waste. We are well...but also septic. No septic system that I know could handle as much water as we needed to push through.
No way you would want to run the output to the septic. It's clean water still after use so a pond or runoff stream would be your output if allowed by local law. It's the most cost effective rez cooling solution if it's legally allowed.

damn, the cost of building a building inside of a building is going to be a butthole. and then insulating it and covering the inside after all the electrical gets dropped in. your not even close to being done spending for at least 6 months. just remember to make the cameras high so they don't make you remount more when the plants grow. and really only 500 amps and 90 plus k in already?

I said 90k before we see our first harest. That is actally pretty Damm Rockstar really. I don't know what you think it costs to build out a warehouse but if you think it's under 100 then you are sadly mistaken

A lookin good from me. A room within a building is the same thing I would do as well. I would opt for osb on the inside as well so you don't have to worry about hitting a stud when you need to mount something, unless code doesn't permit it.

We are doing osb on the ceiling and sheetrock on the walls.

Sheetrock is just a lot easier to zip out the outlets and what not.

Got Ok to cover on the electrical

Looking good. Is the transformer for the whole building or just the grow equipment?

I was planning a grow exactly like yours to become a Licensed Producer for the MMPR. (Canadian medical system)

Are you going to insulate those rooms or just vapour barrier?

Yes, the transformer transforms three phase power to two phase power 120/208 to be exact. That powers everything.

You can run two legs of a three phase power directly but you need ballasts that run on 277volts. Only one that I know of does but others are rapidly working on it.

The city regulates the rooms as "conditioned spaces" and therefore we have to but insulation in the walls and ceilngs. It actually cost us $450 to get a variance to put r19 instead of r38 on the ceiling.

Haven't decided about putting up a vapor barrier yet.

How is the Canadian system anyways? One of the better growers here grows legal in Canada. Too bad he got tired of the bullshit and newbs and bailed.

I do suspect that the same will happen to me :)

Its recently changed, no more growing your own or having a designated grower. Now people have to buy from Licensed Producers....multi-million dollar operations.

ya, i think it looks good so far. but like i was trying to say, these big jobs seem like they are a money pit sometimes and the money just doesn't seem to stop flowing. where your at still looks like theres a heck of a lot of work to get done. if you say your at 70k so far, 20 more in rent, and 15 more in power to me that seems like a tight estimate and your already at 105k. i could see that getting up way higher with the next couple months of building and paying people to work the garden for the first run. not to mention the unforeseen costs like plan changes which you just hope don't happen.

Alien...this is not my first rodeo so to speak. We are well in budget and actuallu, kicking fucking ass in terms of how fast the buildings are going up and shit is getting done.

Paying people to take care of shit?? My partner and I learned long ago that if you want it done right, and you don't want any stupid fuck ups.. then do it yourself.

We have a crew of "bleach whores" that do clean up and of course trimmers... but the training, monitoring of systems and what not, that is totally us.

I don't know dude, like it or not you just seem like a hater. I mean.."you think it may seem like a money pit".. your basically just pissing on us without any real knowledge of what the fuck is going on. I mean, I love me some newb bashing, don't get me wrong. But I'm not exactly starting a thread asking if I should add CFL's.

As Carolina said, people hve absolutely no idea how much work all this is until they do it themselves.

We thought it out, found a spot and will pull one room down April 1st, and the next in may.
You can rest assured that the flow of money will definately be changing directions at that time.

These current opportunities are not going to be around forever.

Bottom line, some people are doers and some are talkers. Period.

nah man, not a hater. I'm just realistic. I'm a hundred grand in right now and planned for 70. i knowhow the expenses pile up when you start projects. plumbing, electrical, hvac, hand rails, cameras, 17" high toilets, things not working and having to be replaced. you know, that kinda stuff adds up. did you get your lights from the manufacturer or go through the hydro shop? that could save you a couple thousand.

oh i was wondering, what are you doing about bugs? i figure you can't get much in or out as far as new genetics go so I'm not really talking about bringing any in that way, but what are you using as a preventative?

We tried to go direct frI'm the manufacturer and got denied...several times actually. No big deal really the grow gear is really the cheap part of the equation in the grand scheme of things.

We keep a pretty tight lid on the bug thing. Are rooms are sealed, we have a strict no street shoes or clothes in the room and we also take some preventative measures.

We have sprayed heavy duty neem oil around all the entrances to try and limit bugs coming in, we never bring clones in until they have been inspected. We also spray all our plants in veg.

They get a dose of avid and tetrasan WSG. This is typically around 2-3 weeks before they are flipped.

So are you going horizontal? How many different flower rooms do you have? I just completed a big Gant chart in order to plan out all the clonibg, veggung,flowering and harvest times. Shit get real complicated fast with all the plant number regs and managing 4 flower rooms.

ya, i only have three flower. and i know what you mean how the equipment is the small part of the cost. it just helps out, it all helps if you can save a couple bucks. i had a shitty day. three tables are popping huge nanners right in the middle of the top colas. four weeks in,just started, they look great, cept for the big, like huge banana pods. looks like its going to be a one week early harvest again for that side of the room. the other side ran through fine. i don't get it. shitty thing is that it could be like a million things causing it. theres so many things that could have caused it i don't even know where to start to think of what stressed them out. its not light though. thats for sure. fucking growing sucks some days, other days it makes you the happiest guy in the world.:bigjoint:

use fuckin soap to kill insects like normal people. you don't need pesticides indoors... or usually outdoors.

Terrible shame of money use, skill use, ideological use, everything is fuckin stupid in this waste of space.
