why is land in modoc county so cheap? whats to stop me from buying say, 5 acres fencing it off, throwing up a greenhouse and getting tp work next season? seems like no reason not to, anyone have any input??

I dont know modoc county but 7,000 a acre is expensive for some areas

Are any utillitys even in the area

how is the grade

Is their a road ,how do you access the area, (land locked ??)

Water ?? is the land drillable for water , how deep , other water sources

it's mostly high desert.

modoc only allows you 12 plants per patient, 2 patients per parsel. better than other counties, but that's not great.

make sure your acreage has water and electric hookup, otherwise you are SOL.

ita not fantastic but if i could find a spot out there i may still consider it just because i have a partber and i know 24trees would yield a lot better than the few paultry little bushes i keep in the back, too many meth heads and knocks in my current city i gotta get up and go.

yes dome parcels have hookups and wells but many do not the water table is like 3000' down lol i was planning ontrucking it in and then next time trying to catch mostly rainwater and supplement with brought in water, and yeah it s got roads.

Do yourself a major favor and research the water situation , before buying just becouse their are wells does not mean that they produce water / enouth water / drinkable water.

The USGS is a great info source they list all wells drilled in the US (by law) and have info. about their production . Aqufer locations depth.s ect.

talk to people in the area , about their water / power / waste septic / Taxes , and anything else you can think of

i looked real quick at modoc county land yesterday and most of them did not boast water, you would need to drill a well at least 100+ feet down. trucking in water is not realistic in the high desert with as much water as you'll need and as much as the plants drink. not a lot of rainwater in the high desert either.

if you have the itch, i'd say to look for a property somewhere in the emerald triangle with acreage and at least a mobile or manufactured home already on the property. your plant count will be much higher and you'll have water and electric, plus a lot of the other amenities you'll be hard up to find in podunk modoc, like decent phone reception and internet.

whenever i look for those types of properties, i usually end up seeing a greenhouse or a grow on the property on google maps, or at the very least one of the neighbors has a grow going.

awesome thanks for the replies guys, yea it high desert but the pricier lots 7-10 ive seen have pines and some have electricity and trailer hookups but yeah i see why eric estrada made it too good to be true lmao (jk about eric estrada....)
have yiu seen how much those fags in the emerald triangle charge for an ag lease!?! ridiculous!! im trying to stay near siskyou can anyone help me out here? ive got money but im not rich or anything
