Feasibility study for Commercial Grow

Hello All. I'm doing a feasibility study for a Commercial Grow (Canada). The size of my proposed operation is at 50,000 sq. ft., a total of 10 Grow rooms with 60 lights per room (1,000 watt lights). The grow rooms would have all the necessary equipments to control the environment to maximize productivity.

Before I get too far ahead into the study, I would like to do a 24 month income/expenditure projection to see how viable the business would be. I have read the thread about people looking to do what I wanted to do (MMPR: small scale grow) and it was a wealth of knowledge. I decided to become a member but not so sure as to where to post my request, thus, I started my own thread.

I have studied the MMPR, talked to Health Canada as well as the Head Planner for the City we are planning on building the business. We have the building, financing, as well as key personnels to run the business.

Our experience with growing MJ is limited to personal use. We have no knowledge with Commercial Grow but we have found a consultant from BC that can help with the technology as well as the design and set-up of the Grow Rooms. They also have the software for the production cycle all the way to Quality Management System (QMS) for quality control.

For my feasibility study, I would need help with the pricings for the equipments, what equipments do we need, the materials for constructing the rooms, how much labour is needed, nutrients costs, power consumption costs etc etc.

I'm not sure if a thread about this topic already exists. I tried looking, even used the search box to o avail. I will keep looking. For the meantime, if somebody can help, I would greatly appreciate it. Thanks to all and have a great evening.

Glad to hear you want to plan things out instead of jumping right in.

I can help you with the income/expenditure projections, specifically what amounts of debt/interest you can sustain and whether the investment is beneficial.
As to specific prices for each material, it is better that you find what will be available for the project (close, low moving costs). Once you have the prices it is easy to set a costs plan.

The right way to start any project is to find the most basic need. A site. space. Then we move on to different aspects.

I've been wanting as well to start some kind of forum project evaluation course. I think this is the time. I want to do a finances thread as well.

You will need about a 1,000 dollars in equipment for every 16 square feet of grow area that includes everything except nutrients and media. At .36 cents per kilowatt rate your electric bill will be about 150 dollars for every 16 square feet. Nutrients media and CO2 will cost you about 250 for every 16 square feet.

There are a lot of variables that can change such as type of nutrients and media as well as your local weather. If you're in a cold, dry area you won't need to run ACs and dehumidifiers as much.

Hi guys. Thanks for offer of help. Sorry I wasn't able to respond right away. I'm very busy meeting up with various people, all related to becoming an LP for Health Canada. Ok. So it's official we have a landlord on board. Tpotal space will be 36,000 sq. ft. My quick math tells me that a capitalization for such endeavour would be around 3M Cad dollars to make it a safe investment. Last thing needed is t run out of money after the first year. Indications looks like it will require atleast 1.5 yrs to stabilize the company. Profitability will be achieved after the second year. If the company survives after the 4th year, it should be very profitable by then.

NOW, I think I will be going to Kelowna to go meet Don from Greenline Academy, Any feedback on the said organization?. Any other consultants available either from Canada or US?. ( just looking for other options if needed). Things will move fast for us because we now have a willing landlord. For those guys looking at doing the same as us, the biggest challenge is finding a landlord who will be a willing landlord. The money from investors comes as soon as a landlord is established. That statement is first hand knowledge.

If people are interested I can upload the Income/Expenditure projections once it is final and complete. Keep in mind that our numbers will be more in depth than an average person's numbers projection since we will raising capital through subscription ( Shares). Usually, such type of investors (Sophisticated Investors) demands a detailed numbers projection VS using just your own money and family/friends money.

BTW, if anyone knows security companies that specifically provides to services to high risk businesses, pls let me know. I will be dealing with this issue today. Ok. Will keep you updated. Thanks a bunch.

Hello All. I started this thread back in 2013. I lost the password so I made a new one. Anyhow, what a long journey. Quick update, I got my PLI Letter ( ACMPR ) 2 months ago and would like to start construction by March 2017. I learned a lot in the last 3 years. When I look at my original post, I'm just lost for words. That was my first attempt to learn the Cannabis industry. I'm sorry I was not able to respond to the wonderful people who tried to help.
