Property Taxes in Detroit, does anyone know why they are so damn expensive? There's a lot of deals there still, but I don't want to pay anywhere near 3k/year on an economy rental investment.
should see what we pay here in the east coast, try about $8k / year for a $200k home or so..

Things must work differently down there lol. Lawyers are needed here, title search, transfer of deeds, land transfer tax. $60,000 cash to the owner wouldn't work here I fear, raise a few flags and a few eyebrows, but again we're talking under 10 grand, the price of a shit used car lol. Actually my first new truck I paid cash and it felt like I was Pablo Escobar lol, I was 21 lol.

here its no different than buying a car . i mean im no real estate pro
i guess i can only really provide anecdotal evidence.
but again, here. no definitely no need for lawyers or anything fancy.

sure a title search is recommended . but still no lawyers need to be involved. sign a bunch of stuff and be done.
shit the deed can just be transferred , no notary needed and doesnt have to be filed with county clerk and doesnt need the price of the property.
ive bought a FEW houses lol..but only a few in cash and only in tx

I have the cash to buy the house so I don't need banknow loan. It's a foreclosure. Would I really need redo electrical running only 2000 watts .

Almost all the time you buy that cheap..the house has been gutted by people looking for scrap.. I doubt it has a panel or any wiring inside or even plumbing.

In Ontario, as much as it sucks, yes you need a lawyer to purchase a house or any property. All registrations are done electronically which only lawyers have access. It's done for reasons of fraud, etc.

A house for that kind of money where I'm at would be basically falling down or is in a ghetto that I don't feel safe even driving through. Lucky you for finding something that cheap that you could actually put some money into and make liveable. I'd scoop that all day if I were you, set up your grow for a bit, then rent/resell

well, when they say home sales are cash I think they mean there is no mortgage or loan against the house. Not that they pay with a huge pile of cash.
You are correct, while you could pay in cash, typically this sort of transaction is usually paid for with a certified bank check or even money orders
