If you plan on living at your new home for a long time, then buying makes sense.
But don't kid yourself ... the way mortgages are amortized, you are paying nothing but interest for the first 5+ years on a 30 year fixed, so you are essentially renting from the bank, with the added bonus of having to pay out of pocket if anything goes wrong instead of being able to call a landlord to come fix the shit for you.
Home ownership is great for some people, but for a lot of people renting is the better option.

thats why im thinking of a house at auction... thing is for me with my job i would need a transfer im too paranoid to leave my job right now cause its a very stable job and were booming right now and will for quite awhile. Were actually doing better then last year and its getting crazier with new consistent customers. After I get a house at auction and get things situated for income/business/school wise im concidering moving to the detroit area but it will be next year before i do anything like that!

Abe: I'm in michigan, just looking to transfer to a higher populated area then im in now! But that might be just my hopes. Unfortunately my back is getting worse and quickly doing so. Which kind of scares me cause I dont want to do disability at 24 even doctors said I should be when I had my last surgery at 14! I don't get it, they requested one for what reason, and what right do they have to come and inspect or is that something you signed on your lease? I know legally they cannot deny your right due to you growing, but they can say they don't allow that but your right it says illegal drugs yet it's legal per say, who knows though really It's a flip of a coin

Also - depending what city you reside, registered rentals do have inspections, poss every 2 yrs maybe annual... completely sucks.
If mentioned prop was being sold, a visual inspection would be a courtesy, written in lease or not. appraisers need access. the key would be to have it written, "owner will not sell prop. during occupancy of lease term".
yea i heard its legal but because its not federally and plus with the way things go in this state its obvious you can do what you want.... well as long as your not a patient that is! but reasoning for inspection was cause the owner was foreclosing and a auction was set in july but sold before hand. That being said, the new owners wanted to inspect the apartments cause of their investment along with wanting to make things right cause the previous owner didnt really care much about these places and just left alot un cared for due to him wanting out from under the financial strain of it!
