Sounds like the plant is at the end of its life cycle, could be bad genetics, I had a NL/Haze pull this on me.

Your plant is dying, harvest it soon.

As far as root rot which I dont think it is you can water with hydrogen peroxide to eliminate the fungus that is attacking the roots.
