Thats the going rate bro.. Now if your doing builders work.. you get robbed bigtime they are paying $27.50 a sq for a walkable roof and unwalkable (bracket job) $30.00 ,No extra for ice and water , no extra for vents and flashing |

there are cheaper shingles , You can get 15 yr shingles ,, and the cost is a little less but if its YOUR house .. why chinz doit once do it right , be done with it .. Ive been doing a lot of metal roofs ... those are 50 - 100 year lifespans .. Thats when you only get that roof 1 time .. if done right it will outlive its owner |
