i went and got a lawyer and he said that all of the evidence i have (video and audio) is legal and admissable in court, he told me that i shouldn't talk to the landlord because it may hurt my case against her because she could turn around and counter sue for harrasment, but i did talk to her and im trying to get her and her company to settle out of court so the lawyer doesn't take 30% of my freakin money, but 70% of whatever sounds better then 0% of nothin you know!

You could actually get her for braking and entering, invasion of privacy, oh and the housing board will fine the fuck out of her if you let them know. Are you thinking of sue'ing the landlord / landlady because she violated your rights or are you trying to make a few bucks?

If you really fell that the landlord violated your rights, then don't scrimp on your legal advice, you need representation to give your case the best chance of success. I do agree that you don't wan't any money you recieve being totally used up in paying a lawyer, but the way to handle that is this; If your lawyer is as confident as he sounds that you have a valid case, then he should put his money where his mouth is & agree that his fees will be charged on top of whatever compensation is awarded you, therefore guarganteing that you recieve 100% of the money. Ask him to do that, & if he doesn't agree then do as you please....

But if you're just after a quick buck, then just roll the dice & go for it alone. Good luck.

I think contingency may be the best route. That way, the attorney only gets paid if bakin.beans gets paid. That comes at a cost, and the rate is different in different areas of the country and depending on the suit. Personal injury, workers comp., and auto accidents are all areas where you should be able to find an attorney to represent you on a contingency basis. Other areas of course require a retainer, such as with any criminal law case where you're not receiving a public defender.
