I found the link to the top ten rated seed banks and have chosen highgrade-seeds.com but, are the seeds guaranteed female? or is it a 50/50 shot of them being male, cause I do not want to lose 50 dollars.

usually they are not feminized. the process of doing that risks you getting hermies that show later on. So you get all feeling safe that you've got all girls and then some fucker sprouts some nuts.
